The George

George Hotel and Residences Development Application

The George Hotel project received approval of the requested Official Community Plan amendment and Zoning Bylaw amendment on October 6, 2015.

The project has now moved to the detailed design stage, in preparation for construction which is tentatively planned for spring or summer 2017. Before construction of the George may begin there are several requirements and regulatory reviews to be completed. This web page will continue to provide regular updates on the status of this significant project.

Project Update - April 2017
The Town of Gibsons and Klaus Fuerniss Enterprises have agreed on the terms of a Land Exchange Agreement. The agreement spells out the steps and conditions for the exchange of a portion of Winn Road, of approximately 10,000 square meters, for a new Town-owned public plaza of equal size.

The Land Exchange Agreement contains a number of covenants and statutory right of ways to ensure that the public has unrestricted access over the new waterfront walkway and it gives the Town rights for access to its infrastructure assets. The developer is also required to construct and regularly maintain and repair the public plaza.

  • The Development Permit for form and character was approved by Council on May 17, 2016

Demolition and Moving Permits

  • The installation of a temporary mobile fuel tank has been completed
  • The applicant has removed 3 of the existing buildings off-site and more may follow over the winter

Winegarden Park planning process

Winn Road and water lease changes

  • A Land Exchange Agreementhas been completed
  • A road closure bylaw for the exchange of Winn Road is under preparation and will be presented to Council in the future

Environmentally Sensitive Areas Development Permit Area (DPA2)

  • Applicant is in the process of contaminated sites assessment and remediation planning with the Ministry of Environment

  • Applicant has hired qualified environmental professionals to develop plans for foreshore habitat and marine dredging

Geotechnical hazards and Aquifer protection Development Areas #1 and 9

  • Geotechnical and hydrogeological investigations are underway and are being peer reviewed


Project description, drawings:
The project includes the following:
 

  • 40 residential units
  • 116 hotel rooms
  • Conference centre, including spa, pools, lounge / café (level 1)
  • Waterfront restaurant on a proposed pier in the Gibsons Harbour
  • underground parking stalls
  • New waterfront public walkway, along the shoreline as well as public access to part of the proposed pier
  • Inclusion of a portion of Winn Road as part of the development site and providing a public plaza that will retain public access to the waterfront

The Town and the applicant have entered into a Development Agreement, that outlines conditions and commitments that have been agreed to for the process of detailed design and for construction.
